Breakfast with other possible options. Central location, a 10-15 minute walking distance from Prospect Park. Also - not far from local restaurants/bars, the centre and the bus station.

Although I booked a single room, I was upgraded to a superior double at no additional cost. The facilties were first class. Early morning call on time and breakfast with a variety of choice was served efficiently and in a friendly manner. Would definitely stay again.
Nothing at all

The location is perfect, at a short distance from Prospect Park. The breakfast in the garden is savoury.

The hotel owners go the "extra mile" to make your stay enjoyable. The owner even helped pack my luggage into my car after checkout. The hotel is also spotlessly clean and is conveniently located on a short bus route to Reading central.

The hotel was lovely, very clean and the staff friendly and helpful. Room was adequate and the bed comfortable, would def stay there again good value for money.
Litle negative breakfast options for vegatarians very limited and breakfast tables too big you had to shout to your partner.

This is a gem of a hotel. On a busy road but still quiet with a handy Beefeater across the street. We were a party of four staying in Reading but travelling by train to Royal Ascot. Can't fault this hotel and will stay again.

Really good personal touches

The hotel was well appointed and the decoration to a good standard. Good feel about the place.
The breakfast tables are large and make having a morning conversation difficult. It was easier to have a conversation with your neighbour than your own partner. Please change the layout and numbers of tables to make it an even better stay.

Although on a busy road, once inside the hotel is peaceful and tranquil and the staff are very friendly.

Lovely house and comfortable room with great personal service. Nice breakfast room and choice of cold buffet. Free Wifi and parking, and breakfast included - key criteria for a business traveller looking to economise and the main reasons why I didn't opt for a hotel chain. Truly home from home.
A minor niggle - I couldn't adjust the heating in the room, but otherwise a most enjoyable stay.

Warm welcome and help to our room with our bags. Large room and very clean. Breakfast a nice experience with pleasant staff and freshly cooked food. A very pleasant stay in a lovely and well kept establishment.
Our room was in the attic and the windows were very small, this fine for night time but it would be very dark during the day. The heating was oppressive and there appeared to be no way to control it. Breakfast finishes far too early and not very relaxing to have to be down by 8.45am!! Possibly a little overpriced.

great stay but minor room issues
The communication prior to my arrival was really good. The breakfast spread was excellent, with plenty of high-quality options, and the service during breakfast was smooth and attentive.
The room could use a bit more attention to detail in terms of maintenance.
